Check the developer and the project
Confirm that the developer and the project are registered, and ask to see the project permit number. Your advisor should be able to show you both before you pay a booking deposit.
Understand where your money goes
On registered off-plan projects, instalments are paid into a project escrow account rather than to the developer directly. Ask for the escrow details in writing and keep every receipt.
Read the sales and purchase agreement
Look for the handover date, what happens if it slips, how service charges are set and what the rules are if you want to sell before completion. Ask for a plain-language walk-through of anything unclear.
Plan for the full cost
Beyond the price, budget for registration fees, agency fees and the service charges that begin at handover. Ask for a written estimate rather than a rule of thumb.
